Not necessarily. Many of our clients already own their homesite, but we are happy to help evaluate potential lots before you purchase. Because we understand construction requirements such as site preparation and utilities, we can help determine whether a property is suitable for the type of home you want to build. If needed, we can also assist in locating and purchasing land through our in-house real estate services.
Yes. Clients are welcome to bring their own plans. We also offer a collection of Premier Homes stock plans that can be modified, or we can recommend trusted third-party architects if you would like to design a home from scratch.
Most projects begin with an initial phone call or meeting where we learn about your goals, timeline and vision for the home. During this conversation we discuss your lot, floorplan ideas and explain our cost plus building structure. This initial consultation is complimentary and helps determine whether Premier Homes is the right fit for your project.
The initial consultation is complimentary. If clients choose to move forward with site visits, planning and estimating prior to contracting, a $500 consultation fee is required. This phase includes assistance with site evaluation, architect coordination, financing and design guidance as well as gathering vendor bids and preparing the project estimate. If a client chooses to move forward with Premier Homes, the consultation fee is applied toward the cost of the home.
Premier Homes operates on a cost plus structure that provides full transparency into construction costs. Before contracting, we gather bids from our vendors and subcontractors and organize them into a detailed estimate so clients can clearly see the projected cost of their home. A 20% professional builder fee is applied to the total project cost.

Because every project is unique, we begin by gathering vendor bids based on the client’s floorplan and specifications to create a detailed estimate so homeowners understand the projected cost before construction begins.
Yes. While Premier Homes does not directly provide financing, we regularly work with lenders who specialize in construction loans and are happy to connect clients with trusted financing partners. We also assist throughout the process by coordinating draw schedules and documentation required by lenders.
Yes. Some clients choose to fund their build with cash rather than using a construction loan. In these cases, payments are typically made in stages throughout the construction process, similar to the draw schedule used by lenders. This ensures subcontractors and vendors are paid as work is completed and helps keep the project moving smoothly.
Our team will work closely with you to coordinate the payment schedule and ensure the process remains organized and transparent from start to finish.
Absolutely. Clients are involved throughout the selection process. Most selections are made directly with our trusted vendors in their showrooms and include items such as cabinetry, appliances, plumbing fixtures, tile, flooring, lighting and finishes. Clients may make selections independently or rely on as much guidance from our team as they prefer.
Yes. Clients are welcome to visit the home during construction and will also be invited to scheduled walkthroughs throughout the build to review progress and make important decisions.
Clients work directly with our team throughout the entire build. Justin Favors, our Senior Construction Manager, oversees the day-to-day construction of the home while Director of Operation, Laiken Clayton assists with selections, financing coordination, closing and warranty support.
Most homes take approximately eight months to complete once construction begins, though the exact timeline depends on the size and complexity of the home as well as weather conditions.
Yes. Premier Homes provides a 1-2-10 in-house warranty along with a 30-day landscaping warranty. Appliances are typically covered under the manufacturer’s warranty.
